Bickley Road Development

Located in Leyton, within the London Borough of Waltham Forest, 1A Bickley Road is a mixed-use development where JMS Engineers provided full civil and structural engineering services from concept through to completion.

The scheme comprises 500sqm of commercial space at ground floor level, with 685sqm of residential accommodation across three upper floors. A 235sqm communal landscaped podium deck - incorporating SuDS features - sits at first floor level, providing shared outdoor amenity space for residents. A flat roof supports solar PV panels, contributing to the building’s energy performance.

JMS designed the superstructure to efficiently accommodate the varied loading conditions of commercial and residential use, while also delivering a coordinated drainage and civil engineering solution to meet sustainability targets. The project was delivered in collaboration with Laurie Wood Associates and Aspen Build.
