This project is a prime example of the complex structural engineering challenges that come with working in densely built-up areas. Hemmed in on all sides by Party Walls, the site also sits above a two-storey basement, with a Victorian sewer and mainline tube running beneath. Add to that a redesigned layout mid-construction, and you have a project that tests every aspect of design coordination, sequencing, and on-site problem-solving.

So, what’s made it a success so far? Teamwork.

From a client with the vision to see what’s possible, to a design team with the technical knowledge to make it happen, and a contractor with the tenacity to deliver - this has been a collaborative triumph.

Our thanks also go to SDS Steel Design for their contribution to the steelwork detailing and connection design, which has been crucial to delivering a safe, efficient, and buildable solution on such a restricted site.

At JMS Engineers, we’re proud to play our part in projects like this - where innovative engineering, careful coordination, and collaborative teamwork come together under pressure.
